Dubai has thousands of listings and no shortage of people eager to show them to you. What it lacks is someone who asks first. Whether you're buying a home, a holiday base or an investment, I start by writing a brief with you: budget, timeline, family, use, and the return or lifestyle you expect.
That brief becomes the filter for everything that follows: the areas, developers, layouts and payment plans worth your time. It also tells us early when an idea doesn't add up, which is far cheaper to hear in week one than after a reservation.
Your goals, your timeline and who the property is really for.
Price, fees, service charges and financing, worked out in full.
Which one fits, and how it changes the search.
Two or three districts that match how you live, trade-offs included.
Ready or off-plan, track record and handover risk.
Cash, payment plan or mortgage, and what each one costs you.
Realistic yields and appreciation, not brochure numbers.
One page that drives the search and changes when you do.
No. The briefing doesn't commit you to anything. Most clients carry on into the property search because the brief is already built, but it's yours to keep either way.
The briefing call is free. If you go on to buy, my fee is the standard agency commission, paid at closing: nothing upfront, nothing if you don't buy.
The first call takes about 20 minutes. The written brief usually follows within a day or two, and the search starts as soon as you approve it.
Yes. A video call and a shared document are all it takes, wherever you are in the world.

A shortlist built around your life, not around what I need to sell this quarter. Search, viewings, negotiation and the paperwork through to the title deed.
